Yes. You can create an account and use all features at no cost. No credit card is required to sign up. There is no trial period or hidden limit.
The core product is free to start. Paid plans for teams or advanced features may be introduced in the future. Existing users will be given advance notice before any change.
No. The free plan includes unlimited properties, unlimited bill scans, unlimited AI assistant queries and full access to analytics and lease management.
EPCG (electricity), Vodovod (water), Čistoća (waste collection), and other operators active in Montenegro. The list expands as new bill formats are added.
You can upload a photo or PDF of the bill directly in the app, forward a bill by email to your property's inbox address, or connect Gmail and let kvaka.ai scan your inbox automatically.

No. The Gmail connection uses a limited OAuth scope that grants read-only access to emails matching specific utility bill patterns. kvaka.ai does not access, store or process your other email.
Yes. You can revoke the Gmail connection from your account settings at any time. kvaka.ai will stop scanning your inbox immediately.
Yes. All data is stored on EU-based infrastructure and processed in compliance with GDPR. Your tenant personal data is masked in AI responses so it is never exposed to the language model.
All data is stored in the European Union. kvaka.ai does not transfer your data outside the EU.
No. kvaka.ai is a web application that runs in any modern browser on desktop or mobile. No software installation is required.
kvaka.ai connects to the e-Uprava Podgorica portal and automatically downloads your annual property tax assessments. Each assessment is saved as a document and logged as an expense under the relevant property.
Montenegrin, English, Russian, Ukrainian and Turkish. Notifications are sent in the tenant's preferred language, set when you add the tenant to the system.
Yes. kvaka.ai supports co-ownership with income split by ownership share. Financial analytics and reports reflect each owner's proportional share automatically.
kvaka.ai sends you a notification 60 days before a lease is due to expire. An automated reminder is also sent to the tenant in their preferred language.
